- Land
Flat, open, agricultural land — and the zoning that still allows a barn on it.
School districts: Greenport, Mattituck-Cutchogue, Riverhead, Southold
The North Fork keeps horses more easily than the South Fork does, for the plain reason that agricultural land is still the default here rather than the exception. Aquebogue, Jamesport and the Riverhead town line hold most of the acreage with existing barns; further east the parcels get smaller and a paddock becomes harder to fit.
The listings below come from what the agent actually wrote in the remarks: explicit equestrian use, a horse barn, stables, paddocks or a riding ring. The MLS carries no horse-property field, so this is the most honest filter available, and it will miss a property whose listing never mentions the barn. Tell us what you need and we will hunt those down too. Confirm the agricultural zoning and any preserved-farmland restrictions directly with the town before you plan an expansion, since development rights and agricultural easements both affect what you can build.
