North Fork Land for Sale

Land on the North Fork is genuinely scarce, and not by accident. Southold Town and the Peconic Land Trust have spent decades buying development rights off working farmland, which is why the fork still looks the way it does and why a buildable lot is worth what it is. A parcel advertised as farmland may well have its development rights already sold — that limits it to agricultural use permanently, and it is the single most important thing to confirm before you make an offer.

The listings below are vacant land only. Check the survey, the wetlands setbacks and the Suffolk County Health Department approval for the sanitary system before you commit; on this side of the island those three things decide whether a lot is buildable far more often than zoning does.
