The figure below is worked out the way an agent does a comparative market analysis by hand: it takes recent recorded sales in your hamlet of the same property type and roughly the same size, finds the median price per square foot, and applies it to yours. Waterfront, pool and new construction are matched exactly rather than averaged in, because out here any one of them moves a price far enough that a house without them is not a comparable at all.

It is an estimate and we would rather say so plainly. The North Fork is not one market — Orient does not price like Aquebogue, and a creekfront acre on the Peconic side does not price like the same house set back from Route 48. It cannot see your well and septic, your farmland easement, how much of the lot is actually buildable, or what the last similar place went to contract at rather than listed at. How accurate is an automatic estimate?

It is a starting point, not an appraisal. It is built from median price per square foot of recent comparable sales, so it is at its best on ordinary houses in hamlets with plenty of turnover — Mattituck, Southold, Greenport — and at its weakest on anything unusual: waterfront, a large parcel, or a property whose condition is far from the middle. Where there are fewer than three genuinely comparable sales we deliberately return no figure at all rather than a confident-looking guess.

Does land value work the same way?

No, and this is the biggest limitation out here. A price per square foot of house tells you very little about a parcel whose value is mostly in the land, which is common on the North Fork. Acreage, development rights, whether the rights have been sold to the county, and how much of the lot will actually pass a health department review all matter more than floor area. For land, ask us directly rather than relying on the figure below.
